    The stream which drives  Fancroft  Mill's water wheel is the boundary between Co.  Tipperary and Offaly. Now that the network of paths has been further extended  visitors have access, via a quirky new bridge, to the only area  of the gardens actually in Tipperary. In the walled garden a newly planted colony of Meconopsis ,Stewart Annand is settling in well. Seats in the Inner Courtyard encourage enjoyment of the  collection of Primula including P. secundiflora now occupying  the area cleared of an invasive Miscanthus. Fancroft is a garden for all seasons.
